Common Heating Problems We See in North West Homes After ten years of fixing heating around Liverpool and Manchester, we've seen it all. And we mean ALL. Here are the most common problems that arise, especially in our lovely, damp Northwest climate. The Classic "My Radiators Are Cold at the Top" This is the most common call we receive. You know the drill - the bottom of the radiator is scorching hot, but the top is cold. Nine times out of ten, it's just air trapped in the system. Easy fix - bleed your radiators. But here's the thing - if you're bleeding them every few weeks, you've got a bigger problem. Could be: There is a tiny leak somewhere (check for damp patches on carpets near radiators) Your pressure's dropping (check the gauge on your boiler) The expansion vessel's knackered (that's when you need us) We had a lady in Kirkby who'd been bleeding her radiators every week for two years. It turned out she had a pinhole leak under her floorboards. Her water bill was mental. The "One Room's Always Freezing" Mystery Usually, the back bedroom or the downstairs loo. There's always one room that feels like a freezer while the rest of the house is toasty. Common causes: Sludge blocking the radiator  - All that black gunk builds up over the years Radiator's too small  - Builders love putting tiny radiators in to save money TRV's stuck  - That's the valve on the side. They seize up if not used The whole system needs balancing  - Basically, all the hot water's going to other radiators first Quick test: if the pipes going into the radiator are hot. Still, the radiator itself is cold; it's probably due to sludge or a stuck valve. If the pipes are freezing, too, the hot water's not even getting there. Boiler Sounds Like a Haunted House Boilers make some weird noises, don't they? Here's our guide to boiler sounds: Banging or hammering  - Usually kettling (limescale build-up) or air in the system. It sounds scary but is usually fixable. Gurgling  - Like someone's stomach rumbling. That's air in the system or low water pressure. Whistling  - This could be kettling again or simply a faulty valve. One customer said it sounded like their boiler was "trying to make a brew." Clicking or tapping  - Often just the metal expanding and contracting. It's normal unless it's deafening. Dripping  - That's not normal. Check for leaks immediately. The Dreaded "No Hot Water But Heating Works Fine" (or Vice Versa) This one drives people mad. Everything seems fine; the boiler's on, but you're either freezing with hot water or warm with cold showers. Usually, it's: Diverter valve's stuck  - This bit tells the boiler whether to heat water or radiators Motorised valve failure  - Same idea, different part Timer or programmer issues  - Sometimes it's just the settings gone wonky We fixed one in Huyton, where the owner had been showering at the gym for three weeks because he thought his boiler was utterly broken. The "My Bills Are Through the Roof" Panic When customers call saying their gas bills have doubled, we usually find: An ancient boiler running flat out  - Old boilers are typically about 70% efficient. New ones hit 94% No thermostat controls  - The heating's either on full blast or off Poorly insulated pipes  - All that heat going into the floorboards System full of sludge  - Makes everything work harder Massive radiators in unused rooms  - Why heat the spare bedroom all winter? North West Special: Damp and Condensation Issues Let's be honest: Liverpool isn't precisely the Costa del Sol. Our damp climate creates special problems: Condensation in the flue  - Makes the boiler cut out Rusty radiators  - All that moisture takes its toll Blocked condensate pipes  - They freeze in winter and stop the boiler from working Mould around windows  - This often means you need better heating or ventilation That Victorian terrace charm comes with Victorian terrace problems. We see numerous old houses where the heating struggles to cope with the dampness. Sometimes, it's not about bigger radiators - it's about innovative heating and decent ventilation. Seasonal Maintenance Tips Here's how to keep your heating system happy throughout the year. No technical nonsense, just practical stuff you can do. Spring (March-May) Please turn it off properly . Once you're sure winter's over (and in Liverpool, that could be as late as June), switch your heating to summer mode. But here's the thing - run your heating for 10 minutes once a month, even in summer. It keeps the pump from seizing up. Check for winter damage Look for any leaks that might have started Check outside for damaged flues or overflow pipes See if any radiators have developed cold spots Book your service . The best time to get your boiler serviced is late spring. We're quieter, you're not rushed, and everything's ready for next winter. Summer (June - August) The perfect time for big jobs  If you're thinking about a new boiler or radiators, summer's your best bet: There is no rush to get the heating back on Easier to drain the system We can fit you in quicker You can test everything's working before you need it Bleed your radiators . Do it now while you don't need them. Turn the heating on for 20 minutes first, then go around with your radiator key. If black water comes out, your system needs to be flushed. Check your thermostat batteries . Nothing's worse than October arriving and your thermostat being dead. Most take AA batteries and last about two years. Autumn (September - November) The MOT month  of September is when you should give everything a proper once-over: Test your heating properly  - Run it for a good hour, check every radiator Check your boiler pressure  - It should be between 1 and 1.5 bar Listen for weird noises  - It is better to catch problems now Clear around your boiler  - It is amazing how much junk builds up over the summer Check your carbon monoxide alarm  - Seriously, if you don't have one, get one Lag your pipes . First, frost always catches people out. Any pipes in the garage, loft, or outside need insulation, also known as lagging. It costs pennies and saves hundreds. Set your timer . With energy prices what they are, be smart: Heat your house when you're in it Drop the temperature at night (18°C is plenty for sleeping) Use TRVs to control individual rooms Winter (December - February) Keep it ticking over . Even if you're away for Christmas, don't turn the heating completely off. Please set it to come on for an hour a day at about 10°C. Frozen pipes will ruin your holiday faster than airport delays. Know where your stopcock is . If a pipe does freeze and burst, you need to turn the water off fast. Usually located under the kitchen sink, but may also be in a cupboard or even outside. Condensate pipe care : That plastic pipe that comes out of your boiler and goes outside? It can freeze. If your boiler stops working in a cold snap: Pour warm (not boiling) water over the pipe Wrap it in old towels Call us if it keeps happening Don't block your radiators . We know it's tempting to dry clothes on them or shove the sofa against them, but you're just wasting money. Radiators need space to work correctly. Annual Reminder: Install a Carbon Monoxide Alarm . We can't say this enough. You can't smell it, you can't see it, but it can kill you. Twenty quid could save your life. FAQs - Your Questions, Straight Answers "How often should I service my boiler?" Every year. No ifs, no buts. It's like an MOT for your car - skip it, and you're asking for trouble. Additionally, most warranties require annual servicing to remain valid. We had a customer refuse to pay £99 for a service, then had to shell out £2,000 for a new heat exchanger that would've been covered under warranty. Don't be that person. "My boiler's 15 years old but still works. Should I replace it?" If it's working and has been serviced regularly, you might get another few years. However, here's the math - old boilers are about 70% efficient, while new ones are 94%. If you're spending £1,000 a year on gas, a new boiler could save you £240 a year. Additionally, old boilers tend to break down on Christmas Eve—your call. "What's this magnetic filter thing you keep mentioning?" Best £150 you'll spend on your heating. It's a magnet that catches all the metal muck floating around your system before it clogs up your boiler. We fit one, and a year later, we'll show you the black sludge it's caught. It's nasty stuff that would've been wrecking your heat exchanger. "Can I fit a smart thermostat myself?" You could fry your boiler's circuit board. We've been called out to "quick fixes" that ended up costing more than it would have to fit it in the first place. For the sake of £50 installation, let someone who knows what they're doing handle the wiring. "Why do quotes vary so much between companies?" Because some cowboys quote low and then find "extra problems" once they've started. Others include everything upfront. Our quotes include: All parts and labour Taking away your old boiler All certificates VAT A cup of tea for you while we work (milk and two sugars, please) If someone's quote is half ours, ask what's not included. I bet you'll find a few surprises. "How long should radiators last?" Good quality radiators should last 20-25 years. However, we see plenty that are 40+ years old and are still going strong. If they're not leaking and heat up properly, keep them. If they're rusty, take ages to heat up, or have cold spots even after bleeding, it's time for new ones. "Is power flushing worth it?" Depends. If your system is full of sludge (black water when bleeding radiators, cold spots, or the boiler making weird noises), then yes. But some companies try to flog power flushes to everyone. We'll tell you straight if you need one or not. "My energy company offers free boiler servicing. Is it any good?" Free servicing typically refers to a basic safety check rather than a comprehensive service. They'll ensure it's not going to blow up, but they won't clean it, check its efficiency, or identify problems early. It's like the difference between checking your car has petrol and giving it a complete service. "Should I turn my heating off when I go out?" No! This is outdated advice from a time when gas was cheaper. It's better to keep your house at a steady temperature (say 16°C) than let it get cold and then blast the heating to warm it up again. That's what smart thermostats are brilliant for - they learn how long it takes your house to heat up and cool down. "What's the difference between a combi and a system boiler?" Combi boilers heat water on demand—turn the tap and get hot water—no tanks, no cylinders, perfect for smaller homes. System boilers store hot water in a cylinder, which is better for bigger houses with multiple bathrooms. We'll recommend what's best for your home, not what generates the most revenue for us. "Can you fix my boiler if it's not a common make?" We can repair almost anything with a gas connection. That said, if you have an obscure Italian boiler from 1987, finding parts may be challenging. We'll always be honest - if it's going to cost more in repairs than replacement, we'll let you know. "Do I need a Carbon Monoxide alarm?" YES. Stop reading and order one now if you don't already have one—just £ 20 on Amazon. Every year, people die from carbon monoxide poisoning because they don't have an alarm. Your boiler should be safe if it's serviced annually; however, alarms serve as a backup. Non-negotiable in our book. "Why is one radiator always cold?"
