Combi Boilers

A combi (combination) boiler heats water directly from the mains when you turn on a tap. There’s no hot water cylinder, no cold water tank in the loft, and no waiting for water to heat up. Best for: Flats, one- and two-bedroom houses, smaller three-bed homes with one bathroom. Properties with limited space and moderate hot water demand.


Not ideal for: Larger homes with two or more bathrooms where multiple taps or showers may run simultaneously. A combi can only heat water for one outlet at a time at full pressure.

System Boilers

A system boiler works with a hot water cylinder (usually in an airing cupboard) but doesn’t need a cold water tank in the loft. The cylinder stores a volume of pre-heated water, meaning multiple taps and showers can run at the same time without losing pressure. Regular (Conventional) Boilers

Several factors push the price higher or bring it down:

A straightforward combi boiler swap typically takes one day. More complex work, such as converting from a back boiler or relocating the boiler to a different room, may take two days. Here’s what to expect from start to finish:

Step 1: Home Survey and Quotation

Step 2: Installation Day

On the day of installation, our engineer will drain the existing system, disconnect and safely remove the old boiler, and prepare the new location (if relocating). The new boiler is mounted, connected to the gas supply, water system, and flue. We also fit any additional components such as a magnetic filter, condensate trap, programmer or thermostat.

Step 3: System Flush and Fill

Before firing the boiler, we flush the system with clean water to remove any debris or sludge. For older systems with significant sludge build-up, we may recommend a full power flush to protect your new boiler. Step 4: Commissioning and Testing

Building Regulations and Legal Requirements

Every boiler installation in England and Wales must comply with the Building Regulations, specifically Part J (combustion appliances and fuel storage) and Part L (conservation of fuel and power). Since April 2005, it has been a legal requirement for all gas boiler installations to be notified to your local authority Building Control department.

When you use a Gas Safe registered installer who is also registered with a Competent Persons Scheme (such as Gas Safe’s own scheme), the installer can self-certify the work and notify Building Control on your behalf.
